Freshly constructed homes have good quality control standards, newer design methods, and better power efficiency than many older homes. They often bring a 1+ year guarantee and good financing alternatives. The downside is that while they are easy to enter, it's very hard to market them for a few years (particularly if the creator remains in the neighborhood), and the final cost is frequently higher than an older home (although they often require very little up-front money, and many builders will give thousands of dollars of updates and incentives.) The neighborhood won't be founded, there will be very few shade trees like within an older neighborhood, and it will do have more of a frontier experience. If you like new and bright like a new car, then the clean scent of a new house is going to be your point.
Active Houses
These are owned by homeowners who would like to sell their houses. They have been experienced, and could be better built than newer houses. Many people such as the fact that they've the history and charm of experiencing been lived in - in fact, many consumers think that a new home is "cold" when it hasn't been lived in. Their age presents respectability to them, and they are in established areas with high trees and established neighbors and schools. They may be funky/customized with interesting quirks. These are for folks who like "established" OR "different." They are easier to market soon after you buy one. Many also take a 1-year warranty. They might not interest people who like being the first in a home or who want one built especially for them.
Which can you like better - New or Existing? People who like it's possible to not like the other, though there are numerous exceptions who like both.
